LOCATION - Where is your building located and how do I get there? The address is 5998 - 6000 Ave. du Parc, in Montreal. Parc runs North-South and we are on the block North of Bernard and South of Van Horne. Click Directions tab to see google map as well as get directions by bus, car, foot, and bicycle.
APT TYPES - What are the differnt types of apartment? There are 3 main types of Units. Economy, Brand New Kitchen/Bathroom, Condo Unit. All units are fresh, clean, well maintained. A) Economy units are standard apts with white melamine kitchens and older style (and fully functional, well maintained) Bathrooms. B) Brand new Kitchen/Bathroom means we gut these 2 rooms and completely rebuild them with upgraded materials. Some people feel it is worth the extra money for gorgeous surroundings and when sharing an apt the difference is not that much. C) Condo Units are simply stunning. They must be seen as words cannot to them justice.
LEASE LENGTH - How long are your leases for? 12 Months starting either May 1, July 1, or Sept 1. In special situations we adjust the lease either shorter longer to renew on one of those 3 dates.
INCLUDED - What is included with the apartment? Fridge, Stove, Hot water. Hydro is extra, and averages about $50/month. Some apartments have electric fireplaces, air conditioning (window models), microwave.
STORES,SHOPPING,RESTAURANTS - What type of stores, shops, and restaurants are nearby, and how close are they? Lots. Within a few blocks radius, there are all sorts of stores, groceries, convenience stores(Depaneurs), ethnic specialties, hardware, pharmacy, Home Depot, Rona, Pharmaprix, Jean Coutu, etc. etc.
METRO,BUSES - What are the nearest Metro Stations and Bus Lines? 5 minute walk to Outremont Metro(Blue line), 10 minutes to Rosemont(Orange line). Click on this Link for detailed Metro Map http://www.stcum.qc.ca/English/metro/a-mapmet.htm Also, the 80 bus and the 535 (rush hour) are just a few doors down at the corner, where there is a bus stop shelter.
LAUNDRY - What type of Laundry facilities are there in the building? In the basement, there is a laundry room, with MAYTAG commercial, digital, washers and dryers. $1.50 per load. Each apartment, also, has a "cubby" (we supply the combination lock), in the laundry room, to keep your laundry detergent, fabric softener, etc. (see pictures on home page and pictures section). There are waiting chairs, and a folding table. There are no washer/dryer hookups in the apartments (except the condos). (see Pictures)
TENANT MIX - What type of tenants, typically, are renting there? Mostly students, graduates, and young working people. There are a few older retired people. Quiet building. Friendly. We encourage a neighbourly atmosphere, and screen potential tenants.
CLEANLINESS - Is the building clean? Yes. This is a matter of attention to detail. We have one person who handles garbage and recycling and a seperate person responsible for keeping common areas clean and sparkling. The hallway floors are granite, which seems shinier and is easier to keep clean. Even our garbage room floor is granite. The cement floor and walls in laundry room are being changed to marble in 2013.
SERVICE - How do I get service, if and when I need it? You can call us, e-mail us, or leave a message in the "black box" (a suggestion box, on the wall, near the basement stairs). When you sign the lease, we give you a folder, and there is a page on "SERVICE REQUESTS". We have a list of repair people and a workshop in the basement, where we have parts for most common problems. We, also, have accounts with professional plumbers, electricians, etc. for jobs that require more than a handyman.
BALCONIES - Do you have balconies? No.
PETS - What is your policy on pets? no pets allowed. However, we do allow cats, little birds, etc. Definitely no dogs. Sorry, we love dogs, but an apartments building is not the right environment. Not all tenants, will appreciate dogs in the common areas.
FIREPLACES - What do you mean by "electric fireplace"? These are really "cool". They are a wood mantle, fancy carved, with an electric fireplace insert. There is a remote control, like a TV, that let's you turn on the "flame" and/or the "heat" separately. The flame is quite realistic, looking somewhat like a gas fireplace, but the heat is on only when you turn on the extra electric heater that is built in.
LOCKERS - Are storage lockers included in the rent? Yes, and No. There is no extra charge for the lockers, which are on the basement level. But we have only 9 lockers for 18 apartments. Generally, it is hard to get a locker the first year, but sometimes you can. Let us know if this is something you would like. There is, also, some storage that we control, but you need to come to us, to open and close the locked door.
CUBBIES - What's the story on the "laundry cubbies"? This is something we implemented in response to a "tenant suggestion". Since the heaviest part of carrying your laundry downstairs, was the detergent and fabric softener, they suggested we build "storage cubbies" so that tenants can leave "soap, etc" in the laundry room. Each cubby, comes with a combination lock. We give you the combination, when you move in. (see pictures on home page and in pictures section.)
SECURITY - What is security like in the building and/or area? This is central, big city, so normal care should be taken. However, in general, it is a pretty safe neighbourhood. Front doors are locked with Medico controlled key locks. There is an Intercom and Buzzer system. There is, also, Video Surveillance. There has not been a "break-in" as long as we have been in charge (since Aug 11, 1991). Many tenants leave their front doors unlocked, as they know their neighbours well. Bicycles seem to be a favorite target. Some people lock them to the railings. You can leave them in the basement, which is safer. (click VIDEO SURVEILLANCE for example)
