Completely Renovated & Always Improving
Built in 1921, the building had major renovation work done in 1987, 1995, 2003, 2005, 2011, 2013 and 2015. While trying to maintain the original charm, windows, doors, facades, electrical, roof, kitchens, laundry room and common area hallways, were modernized.
Windows
Windows were replaced with modern, double insulated windows, which keep heat in and street noise out. High quality windows ensure decades of problem free service.
Doors
The front door of each apartment was replaced with a fire retarding solid core door. Each door has a wide scan peephole to let you see thru. The doors all have deadbolt locks, separate from the door handles. All exterior doors, including the main building entrance and each tenant’s rear exit door have also recently been replaced. High efficiency, insulated steel doors and thermal glass are long lasting, improve comfort and efficiency and help reduce heating costs.
Electrical
The electricity in the building was completely redone. Each apartment is equipped with an oversized 100 Amp circuit breaker panel, which is more than enough to power and to protect any electric or electronic devices which you may have. The breakers are also more convenient, as they can be reset, while old-fashioned fuses must be replaced.
Kitchens
The kitchens were gutted and refitted with modern melamine cabinetry, rolled edge counters, stainless steel sinks, modern fridges and stoves, adequate lighting, electrical outlets, and a stove fan. The drawers are on rollers, and the cupboard shelves are adjustable. The high ceilings, also, let you place items on top of the cupboards for additional storage. Many of the kitchens now also have porcelain floors and counters.
Bathrooms & Plumbing
The bathrooms are refitted with more modern fixtures. Specifically, the sink and vanity, toilet, and showers, were all changed. Plumbing was changed to copper, to avoid the rusty water look that comes from old galvanized steel pipes. And much of the original cast iron drainage system has been replaced with modern ABS (plastic) drain pipes.
Hot tap water system
The entire domestic hot water generation system has been replaced with in-parallel Marathon™ water heaters. These water heaters have fiberglass holding tanks and stainless steel heating elements which ensure decades of reliable service with no concerns of rust or leakage. High quality and reliable tanks means no break downs and no lack of hot water when it is needed and wanted.
Fireplaces & Air Conditioners
Some apartments have electric fireplaces with a TV-like remote control. It allows you to turn on the realistic looking flame or turn on the heater, and control the temperature, from across the room. We also have some window type air conditioners that can be installed, during the summer months for your comfort. There may be a small charge for the installation service.
Hallways & Common Areas
Hallway floors were changed to granite. The walls in the main lobbies were also changed to granite. Elegant wainscoting on the corridor walls was added to enhance the look and classic charm of the building. Modern mailboxes and lighting was installed. Stairs to the basement and the garbage room floors have been resurfaced in granite. The basement corridor floor was also resurfaced in large format porcelain tile. The Laundry room itself was renovated in 2014 to be cleaner, brighter, more beautiful and more comfortable with porcelain floors and walls, a large table for folding laundry, fresh paint and 2 digital Maytag™ washers and dryers. Cubbies located in the laundry room for laundry supply storage, have also been installed for each apartment.
Safety and Security
The front entrance doors are always kept closed and locked. A 2-way intercom system allows tents to identify who is at the front door before letting them into the building. The intercom system in the 6000 Parc building was upgraded to a video intercom in 2012. This allows you to not only speak with but also see who is outside before letting them in. A 16-camera video surveillance system was installed in the common areas and around the perimeter of the building. All video is locally recorded on digital hard drives and kept for several months. Visible cameras discourage potential negative behavior, and we are happy to say that we have never needed to use them to investigate any sort of crime.
Roof and Bricks
The roof was redone in 2014, and the roof drains repaired in 2003. All the bricks were on all facades were completely replaced in 2012. This prevents water from infiltrating the building, freshens up the building look and ensures a solid problem free exterior for many decades. While these 3 items would not, normally, concern most tenants, it is simply a sign that the building is well maintained, and renovations are not just cosmetic.
Old Building Charm
Many people prefer the feel of older architecture, with the higher ceilings, plaster walls, ceiling (crown) moldings, high baseboards, and hardwood floors. An effort was made to retain as much of this charm as possible while providing modern comforts that most people want and like, as well as updating the protection and safety of the building to modern fire code standards.
BDS Service - repairs, maintenance, welcome party
BDS Investments is a small, privately run company that has survived against the big real-estate landlords, because, in our humble opinion, we offer great service. This is done by providing personalized, attentive and efficient service to our tenants, maintaining the buildings, renovating them to keep them "fresh", and always looking for new ideas to improve. One example is our "welcome party" that we have every year or two when we have several new tenants, so that they can be introduced to each other in a comfortable and fun atmosphere.
